New Owner of Sega Building Considering Redevelopment


Future of games firm in the area appears to be uncertain

A question mark has been raised over the future of the Sega Building in Brentford after it has come under new ownership.

The 4 acre site at 27 Great West Road which contains the 100,000 sq ft office block which is the headquarters of Sega’s European operations has been bought by Tikehau Capital and Areli Real Estate for a price believed to be in the region of £40 million.

The new owners are considering the development potential of the site with a residential component to be added.

Rob Tincknell of Areli Real Estate said in an interview with Property Week magazine, “We think it’s a really interesting place to create much more of a live/work solution here with an integrated scheme combining offices, and perhaps workshops, apartments and leisure and restaurants.

“As a minimum, the site has the potential for 500 homes, and it could be for a lot more. It’s one of the last pieces of the Great West Corridor, which is fast emerging as an interesting place to live.”

Mr Tincknell added that build-to-rent could be the preferred model for the site but no firm decisions had been made although a planning application was expected to be submitted within a year.

Frédéric Jariel, co-head of real estate at Tikehau Capital, commented, “We are delighted to announce the acquisition of this site in Brentford, which offers significant upside opportunity through redevelopment. Its location and strong transport links mean it is well-positioned to benefit from our expertise in regeneration projects and we’re excited to bring our development plans forward in due course.

“We truly believe in this strategy of redeveloping buildings into mixed-use schemes. There is plenty of opportunity around retail.”

Computer game producer Sega has been downsizing its operation of the site having move the QA team, which tests software, from Brentford to Bulgaria in 2018.
