Further Details of Plans for Homebase and Tesco Sites Revealed


Over 2,000 homes near Gillette Corner 'biggest development in area for years'

Further details of what is being described as the biggest development in the Brentford and Isleworth area for years have been released by the developer.

The twin sites at Tesco Osterley and Homebase on Syon Lane will see over 2,000 new housing units being built which would bring in around 4.500 new residents to the area over the next 15 years.

The developer St Edward, which is a subsidiary of the Berkeley Group, says that the new designs revealed this week reflect a progression from the original plans which were shown to the public back in October 2019.

Although they remain illustrative with the full planning application yet to be submitted, St Edward say they have incorporated feedback from the original consultation to meet the concerns of local people.

The latest designs are more detailed for the Homebase site which will be the first to developed. Much of the area of the site will be taken up by a new Tesco superstore which will open when the existing store in Osterley is demolished and work can start on that site.

There would be five main blocks on the site with the tallest tower at 17 storeys and two at 15. There has been some reduction of the height of the buildings directly on Syon Lane from 9 to 7 storeys.

There will be a car park for 400 customers at the site and facilities that could house a GP surgery are being built within the Tesco store. Across the two sites there are currently 925 retail car parking spaces. There will be no retail car parking at the Tesco Osterley site but 525 residential car parking spaces will be created result in the total amount of parking remaining the same.

The number of flats within the development has been reduced to 470 with an increased proportion of housing suitable for families. The developer says that the public space along Syon Lane has been redesigned to make the pedestrian journey safer and more enjoyable. There has also been a redesign of the architecture along the Great West Road to ‘more positively respond’ to the local context and mark Gillette Corner.

The developer stated before the exhibition that there would be 2,250 which was an increase of 100 from the number given at the earlier exhibition. No number has been given for the Tesco Osterley development so it is possible that the increase will be there.


OWGRA (Osterley & Wyke Green Residents’ Association) advise that:

"This is the biggest development in our area for years and will affect us all.  Apart from concerns about the size of the development, we need to ask about the following aspects at the exhibition:

  • types of housing eg family sized homes (3-4 bedrooms) vs small studio, 1 and 2 bedroom flats, floor space per home
  • infrastructure improvements (health care, transport, play areas/facilities for children, public and amenity spaces, etc)
  • traffic forecasts and proposed improvements/reconfiguration of Gillette Corner
  • pollution and environmentconstruction – it needs to be environmentally friendly and use sustainable materials ie not concrete and steel
  • carbon neutral and zero emitting homes for the life of the development, use of renewable energy and water conservation measures.

"Apart from traffic and inadequate public transport, the key concern from residents are height, massing and density, and the provision of genuinely family-sized homes, plus lack of infrastructure.  Two local residents gave examples of long waits for ambulances and in A&E at West Middlesex Hospital and bed shortages.  After the meeting another local resident mentioned that the waiting list to sign up her young children for swimming lessons at the nearest public swimming pool (in Isleworth, over 1.5 miles away) was 300 children, or 18-24 months!  She also has to queue during holiday times for her children to use the swings in the local park!  The view in the community is that the Council is forging ahead with developments but not giving adequate thought to infrastructure".

An exhibition on the scheme is being held this Saturday, 29 February , 9am-12pm, at Marlborough School, London Road, TW7 5XA

The consultation centre will be open again in the Tesco Extra Osterley car park from Tuesday 3 March, on Tuesday evenings 4-7pm, and Saturday mornings 9am-12pm. 

A third exhibition on the development will be held in April with a detailed planning application for the Homebase site to be submitted in Spring/Summer of this year. An outline plan for the Tesco Osterley site will be submitted at the same time. These plans are likely to be subject to scrutiny by the Hounslow Planning Committee in the Autumn.
