Northolt Grange Welcomes First Residents

Dozens of local families are beginning a new chapter in Northolt, as Ealing Council’s Northolt Grange development is now complete and welcoming its first residents. The scheme delivers 92 new flats on the site of the former Northolt Grange Community Centre in Rushdene Crescent, providing safe, secure and genuinely affordable housing for local people.
Of the new units, 84 are for rent at London Affordable Rent, which offers costs to tenants similar to Social Rent but with less security of tenure, and 8 are for shared ownership, helping residents take their first step onto the property ladder. The development includes a mix of one‑bedroom flats and larger family houses, with two four‑storey apartment buildings and terraced homes for families needing more space.
The site also features landscaped outdoor areas, a children’s play zone, and parking for cars and bicycles. It forms part of Ealing Council’s wider plan to deliver more affordable homes across the borough, addressing high demand with around 6,000 families currently on the waiting list for a council property.
Councillor Louise Brett, Ealing’s deputy leader and cabinet member for safe and genuinely affordable homes, said, “Building more affordable homes makes a real difference to people’s lives and strengthens our communities. Having a place to call home provides stability, supports good health and wellbeing, and gives people the opportunity to thrive, work, and feel connected to the communities around them.
“It’s fantastic to see residents now moving into Northolt Grange and making these new homes their own. After all the hard work that has gone into delivering the development, it’s wonderful to see people beginning an exciting new chapter in a place they can call home.”
The project was supported by funding from the Greater London Authority and delivered by Hill Partnerships. It also brings wider community benefits through more than £540,000 in Section 106 (S106) contributions, supporting local infrastructure and services including healthcare, highways and sustainable transport. The funding also covered the new playground, a multi‑use games area, and the planting of 26 new trees.
The council says that Northolt Grange has exceeded its social value commitments, creating 24 jobs and 8 apprenticeships, and surpassing targets for volunteering and work experience opportunities. The project also supported local charities and food banks through donations and community initiatives.
Across the borough, Ealing Council invested nearly £27 million in S106 contributions during the 2022–2026 term, helping fund essential infrastructure such as schools, GP surgeries and highway improvements.
Earlier this year, Northolt Grange was recognised nationally with a bronze award at the National Site Awards, which celebrate UK construction sites demonstrating exceptional commitment to community, environmental and workforce standards.
