Flats in Brentford over priced?

Thought there was a very interesting snippet of information in the property report that was in the newsletter issued by this site namely that the price of the average flat in Brentford is more or less the same as the price of the average flat in Chiswick.I am a loyal Brentfordian but being pragmatic if pound for pound it cost the same to buy property in Chiswick I would move there in a flash if only for the better access to the tube. Can someone explain to my why this should be - are the rents on flats in Chiswick and Brentford more or less the same? On first sight it looks as though flat prices in Chiswick should go up a lot or flat prices in Brentford are set to come tumbling down.

A large proportion of Chiswick's flats are in the mansion blocks along Wellesley Road. There is also the thirties development at Chiswick Village (where the units are much smaller) as well as some large mansion block flats in the Bedford Park area. I'm biased but I'd rather live in any of these developments than most of the new flats in Brentford.

No argument with you there Keith and if local property is relatively mispriced in the context of an overvalued property market then the pain would be all the greater should things go pear-shaped.

Is luxury a reality or a marketing term? I appreciate that some of the flats sold have fantastic waterside views but in square footage are they much bigger than the equivalent flat in Chiswick?

Hardly surprising with all the new "luxury" flats being built and sold in Brentford.....against the majority small conversion flats of chiswick.
