Can I build a bungalow to rent out?

I find the small planning process very strange, with so many variations to what we think we can do or can't do.What are the guidelines concerning bungalows?Is the sticking point the 'renting them out'?

Indeed, like Vanessa I presumed we were discussing the typical detached outbuilding and its usage, i.e. when it is incidental to the enjoyment of the main property and when it becomes effectively a separate residential planning unit, as opposed to a proposal to actually build a new dwellinghouse on a back garden site.

I am not a planning person, so Adam will give the professional advice. But from my time on the planning committee, I think I'm probably correct in that the type of tenure is not a planning consideration, or the fact it is a bungalow. The location - in a back garden without any direct access for instance - may be, at one time this was 'backland development' and was not allowed. But of course in planning things change quite quickly.
