Hi Joanna, I was surprised to read your post about this building as I met the site foreman last year who chatted enthusiastically about the project. He was a young Irish guy, I think a member of the family firm. So I walked up to have a look last night. I agree the brickwork to the front is patchy, there are a couple of expansion joints which are not vertical and are missing expansion material. Other parts of the externals still need finishing, like parapet facings and vent covers, as well as several RWP's which are not connected. As to the dents to the cladding you mention I think these are ripples, which may be as design, or due to fixing errors. There is still scaffolding on the roof so they are still working on it. Nothing of interest to Building Control or planning. Purchasers mortgage surveyors should have picked issues up and as the building is now part occupied I imagine guaranties will have been given. I do like the shop front design to the commercial and flat entrances to the front, Georgian-ish.....and the view from the side, over the canal. The rear is a bit messy and it looks like a lot of units by the number of balconies. I have not checked the plans but relatively cheap at £225k for a 1 bed cf other local developments such as the Bellway scheme opposite Ealing Rd where a small 1 bed is £295k. The latter is now fully reserved whilst the canal scheme is 60%. Overall I like it and think it balances the Holiday Inn opposite..... Update. I see scaffolding has been erected to the front of the building today so I guess they are sorting the issues.......
