A planning application has been submitted to convert the long-standing Nipa Stores convenience shop at 60 Kew Bridge Road, TW8 0EW into a restaurant and takeaway, marking the latest change to the rapidly developing Kew Bridge area.

The proposal — application reference P/2025/3286 — seeks permission for a change of use from retail to restaurant/takeaway, alongside a single-storey rear extension at lower ground level and a part two-storey, part ground-floor extension. In total, the plans would add 32 square metres of floorspace to the property.

The application has been submitted by Sayhan Patwary Limited, a company registered at the same address since 2023. A director of this company submitted an application in 2024 for a street trading licence at the same address for Tikka Hub which was described as selling chicken tikka bites, sheesh kebabs, lamb chops, tandoori chicken, crispy chicken bites and prawn tempura

The site occupies a prominent position on Kew Bridge Road, close to Kew Bridge railway station and opposite the major residential developments that have transformed the area over the past decade. The location experiences heavy pedestrian and vehicle traffic, with commuters, football supporters heading to Brentford FC’s Gtech Community Stadium, and residents from the new Kew Bridge and Brentford East developments all passing the shop frontage daily.

Kew Bridge Road has seen a steady shift from small retail units to cafés, restaurants and takeaways, reflecting both the area’s growing population and its changing commercial profile. A Co-op store close to the stadium has provided extra competition for the existing store.

Residents can view and comment on the application via the London Borough of Hounslow’s planning portal using reference P/2025/3286.
